PHASE I AND PHASE II ENVIRONMENTAL SITE ASSESSMENT (ESA)
Category: Recognized Environmental Conditions
Industry: Automobile Scrap Yard
Project: Phase I ESA and Phase II ESA
THE PROBLEM:
The facility was on the market to be sold and needed environmental assessments to inform potential buyers whether or not the site had any environmental issues. The assessments helped protect the buyer from incurring any unnecessary risk in the purchase of the property.
THE SOLUTION:
The client needed environmental site assessments (ESAs) that would satisfy any future buyers as to the current state of the subject property.
THE RESULT:
We conducted a Phase I ESA and discovered that two USTs were located on the site. Due to this environmental find, we recommended and conducted a Phase II ESA which included the removal of the USTs, soil sampling, and laboratory analysis. The laboratory analysis results were below all EPA and EPD reportable limits, therefore, the site was not required to initiate any further action.
